Completed in 2024 on an approximately 87-acre site, the climate-controlled facility features advanced robotic sortation infrastructure, dedicated food-grade and fire-suppression-enhanced storage rooms, and an on-site pump house and water tower. The property was acquired for $66,250,000 — approximately $83 per square foot, well below its estimated $80–$100 million replacement cost — and is leased to Orgill, Inc. under an absolute NNN lease with roughly 17.8 years of remaining term (expiring March 2044), 2.00% annual escalations, and two 10-year renewal options.

Orgill, Inc. is the world’s largest independently owned hardlines distributor, headquartered in Collierville, Tennessee. Founded in 1847, the company has operated continuously for over 178 years, serving approximately 13,500 independent hardware, home center, and lumberyard retailers across the United States and in more than 60 countries. Privately held with KPMG-audited financials, Orgill generated approximately $3.9 billion in revenue and $151 million in EBITDA in FY 2025, with 6.5x interest coverage. The Tifton facility is the newest and second-largest hub in Orgill’s eight-center, 6.7-million-square-foot North American distribution network.

The property is 100% occupied and serves as Orgill’s Southeast distribution hub, supporting retailers across eight states from its position at the convergence of I-75 and US-82 in south-central Georgia. Orgill has maintained a distribution presence in Tifton since 1995 and chose to invest an estimated $80–$100 million in this purpose-built replacement facility rather than relocate — the site employs roughly 300 people across three shifts and anchors a 70-driver private fleet running a hub-and-spoke relay network through Mobile and Birmingham, Alabama, with freight-forwarding reach to island markets via the Jacksonville and Miami ports.
