Exchange-X, along with managing partner ExchangeRight, is pleased to announce Net-Leased All-Cash 21 DST, a debt-free portfolio of six single-tenant, net-leased retail and healthcare properties located in Ocala, FL; Midwest City, OK; Milford, MA; and Myrtle Beach, Summerville, and Sumter, SC.
The portfolio is fully net-leased to Lowe’s, Hobby Lobby, Novant Health, and Dollar Tree under a master lease. Lowe’s occupies the Milford, MA property under a ground lease and accounts for 51.68% of Year 1 NOI; Hobby Lobby (Midwest City, OK) accounts for 21.89%; Novant Health’s three South Carolina urgent care/medical properties account for 20.91%; and Dollar Tree (Ocala, FL) accounts for 5.52%.
The portfolio is 100% physically occupied as of August 2026, with a 9.1-year weighted-average lease term remaining. ExchangeRight intends to exit the portfolio through its REIT aggregation strategy, targeting a Section 721 tax-deferred exchange into ExchangeRight Essential Income REIT, with additional options for a subsequent Section 1031 exchange, a partial cash-out, or a full cash exit.
