Mallory Marzo serves as the Chief Operating Officer at Exchange-X. In this role, she bridges the gap between high-level strategy and daily execution to ensure every part of the organization is optimized for sustainable growth.
At Exchange-X, Mallory manages the entire lifecycle of the 1031 exchange process and ensures all transactions are completed successfully and on time. Her responsibilities include transaction coordination, overseeing marketing initiatives, and analyzing new Delaware Statutory Trust (DST) offerings. Additionally, she manages the firm’s IT needs, payroll, and long-term administrative research projects.
Before transitioning to real estate investment, Mallory dedicated 15 years to public service as a police officer. She spent a significant portion of that time as a homicide detective with the St. Petersburg Police Department. This background provided her with a rigorous analytical mindset and the ability to manage complex, high-stakes projects with precision.
Mallory earned a Bachelor of Science in Physics from the University of Mississippi. Her unique combination of investigative experience and operational expertise makes her a central pillar of the Exchange-X leadership team.
