Exchange-X – How it Works

Share

Over the past few weeks, we have discussed many topics including what is a 1031 exchange, what is a Delaware Statutory Trust (DST) and how investors can strive to build passive wealth by applying these powerful investment tools.

In this article we will uncover some important topics and answer the following questions:

  • What is Exchange-X?
  • How does Exchange-X Work?
  • How to Access the Exchange-X Platform?

What is Exchange-X?

Exchange-X is a leading technology platform which provides a simple solution for real estate investors and exchange buyers to access, view, analyze and directly purchase investment grade 1031 exchange replacement real estate properties.

How does Exchange-X Work?

Anyone who has navigated a 1031 Exchange successfully understands the challenges related to exchanging.  From identifying the perfect replacement property to strict 1031 timelines, a 1031 exchange must be handled with precise care.

Having a simple, reliable, turnkey solution could save you from potentially owing significant capital gains taxes to the IRS.

Here is a step-by-step process of how Exchange-X works:

Step 1

Exchange-X is partnered with over 50 leading national real estate sponsors who acquire and structure Delaware Statutory Trust (DST) properties.

DST properties are pre-vetted, pre-financed and pre-closed.  This makes identifying 1031 exchange opportunities extremely simple without added buyer competition.

Step 2

Exchange-X along with Emerson Equity LLC performs extensive due diligence on all potential real estate deals to ensure the investments are aligned with client interests.

We recommend investors consult with their CPA and perform separate due diligence to ensure investments align with their objectives.

Step 3

Approved offerings are added to the Exchange-X platform.

Step 4

Create an account

Members gain full access to the Exchange-X Marketplace to review, analyze and directly purchase 1031 exchange DST replacement properties.  Investors can also access Offering Memorandums (OM), Private Placement Memorandums (PPM), due-diligence docs, property overviews and much more.

Step 5

Members seamlessly complete electronic documents.

Step 6

Emerson Equity LLC, the broker dealer through which Exchange-X engages in securities transactions, reviews and approves purchase documents.

Step 7

Investors fund the purchase via ACH Payment or Wire.  If conducting a 1031 Exchange, a Qualified Intermediary (QI) is responsible to wire the funds on your behalf to complete the purchase.

Upon completion, investors receive a Purchase Confirmation, Closing Statement, Trust Certificate of Beneficial Interest along with a welcome kit.

Step 8

Investors have the potential to receive quarterly (or monthly) distributions and statements followed by periodic updates straight from the deal sponsor.

*There is no guarantee of investment payout.  Please review the risks associated with private placement offerings with a qualified CPA or attorney.
